Best Market I've Ever Seen

It's the best market I've ever seen!  Now before you start sending "hate mail", let me explain and see if you don't agree.  It is the best market we've seen in a long, long time.  Its different.  I'll grant you that.  But its a great market none the less.  Its different in that it a Buyer's market now vs a Seller's market only a couple of years ago.  The Seller's market we just came through was one of the best we've ever seen.  That being said, there's just as much opportunity in this market as well. 

The biggest complaint from seller's is that they can't afford to take a lower price for their house.  That may be true and if so, they may need to stay put for a while until the market recover (which it will do).  However, the important thing to remember is that if you are selling and moving on to somehting else, you will be buying at a discount as well.  You may have a loss on the selling side, but you will recover that same margin on the buying side of your next home. 

We all know that when we have a downturn in the stock market, and we encounter a slip in some of our stock prices, one of the best ways to recover is to purchase more stock at the lower price and spread the margin across all the stock we own.  Then when it recovers, we recover our losses and gains much quicker due to a lower margin.  The same can be done now with the housing market.

Interest rates are at an all time low.  I've seen fixed rate mortgages as low as 4.5% - 5.0%; nothing like 18% back in the 80's.  Housing inventories are plentiful.  There are plenty of properties for sale.  Its a great time to buy.  Its a great market, its just different...

Better Days Coming

I am currently laid up at home recovering from a total hip replacement.  Uncommon for a 43 year old man.  It comes from an old injury.  Anyway, the progress of recovery is slow and sometimes painful.  That being said, I know that this surgery and the therapy will lead to a better way of life for me.  I have had the opportunity, or the curse, of watching alot of television while laid up in the bed.  There is a lot of speculation out there about the return, or the recovery of the real estate market.  I know the recovery has been slow and painful, but I see alot of promise that better days are coming.  Its a great time to buy, especially if you can get credit.  Home ownership is still the American dream and housing is a necessity of life.  There will always be people looking to fulfill those needs and dreams.

It was recently my birthday and I couldn't help but think about the past.  Its been an interesting journey.  There have been ups and down along the way, but I can help but reflect on just how blessed I am.  A beautiful bride, a wonderful family, an awesome church, and a great company to work for.  The future holds new challenges and new opportunity to enjoy this life we've been given.  Take today and think about those who are less fortunate than you.  And oh yeah, happy birthday to all you May birthdays.

Market Conditions March

Since the first of the year, things have begun to look up.  We are a long way from the markets we have experienced over the last few years.  However, there has been a lot of activity reported from our offices.  From our data, the market is down from 40% - 44% in closed sides this year versus last year, according to the specific area you live in here in Northeast Georgia.   That being said, it's a great time to buy.  There is a lot of inventory on the market and plenty of properties to choose from in each price range.  CENTURY 21 Community still reports the largest market share in closed sides, as well as Active listings on the market.  Two conclusions, more people trust CENTURY 21 Community to sell their property, and, more people are satistfied with our efforts.  No matter what the other companies claim, we sell more property in Northeast Georgia than any other company.
